Maintenance Technician Multifamily (Apartment Community) Job Summary The Maintenance Technician is responsible for the day-to-day maintenance, repair, and upkeep of the apartment community to ensure safe, clean, and well-maintained living conditions for residents. This role supports resident satisfaction by responding promptly to service requests and maintaining property standards.Key Responsibilities 1. Maintenance&Repairs Perform routine and emergency maintenance on residential units, including: HVAC systems Plumbing (leaks, clogs, fixtures) Electrical (outlets, lighting, breakers) Appliances (refrigerators, stoves, dishwashers) Diagnose issues and implement effective solutions in a timely mannerComplete work orders within established timeframes 2. Unit Turn / Make-Ready Prepare vacant units for new residents, including: Repairs, painting, cleaning, and fixture replacements Ensure units meet company and safety standards before move-in 3. Preventive Maintenance Conduct regular inspections of buildings, common areas, and systemsPerform scheduled preventive maintenance (HVAC servicing, filter changes, etc.) Identify potential issues before they become major problems 4. Grounds&Property Upkeep Maintain cleanliness and appearance of common areas and grounds Assist with trash removal, landscaping coordination, and minor exterior repairs Ensure compliance with safety and curb-appeal standards 5. Resident Service Respond to resident service requests promptly and professionallyCommunicate clearly with residents regarding repairs and timelines Deliver high-quality customer service to enhance resident satisfaction 6. Compliance&Safety Follow all safety procedures, OSHA guidelines, and company policies Maintain tools, equipment, and maintenance shop in proper condition Report hazards and ensure property compliance with building codes
