Our sister society, 43 Housing, provides nearly 400 units of affordable housing for seniors, families, and adults with disabilities. *To learn more about SHARE Family & Community Services:* - watch this video - Visit our website at **The Role** The Maintenance and Capital Projects Manager provide strategic leadership and financial oversight for all capital projects and maintenance programs. This role is accountable for the full project lifecycle, from early feasibility and funding strategy through to commissioning and delivery. Acting as the primary link between organizational leadership and project execution teams, the Manager ensures that all capital initiatives align with the Society’s strategic priorities, financial capacity, and governance requirements. The role focuses on planning, procurement, financial control, and oversight, while technical execution is carried out by external contractors, consultants, and unionized teams. **Key Impact Areas** Project Leadership & Governance - Lead the planning and oversight of capital projects across all lifecycle stages (feasibility, design, procurement, construction, and commissioning) - Establish project governance frameworks, approval processes, and reporting structures - Act as the primary point of accountability for project progress, performance, and delivery - Provide strategic recommendations and decision-ready reports to executive leadership and the Board - Ensure alignment between project decisions and organizational priorities Financial Management & Oversight - Develop and manage multi-year capital budgets, including forecasting, contingencies, and lifecycle costs - Lead cash flow planning, funding strategies, and financial reporting. - Monitor project performance using forecasts, variance analysis, and key financial metrics. - Review and approve expenditures within delegated authority. - Validate contractor payments, claims, and final accounts. Procurement & Contract Management - Develop and implement procurement strategies and delivery models (e.g., DBB, DB, CM) - Oversee RFP development, bid evaluation, contract negotiation, and award processes - Manage contracts, including amendments, changing orders, and performance monitoring. - Hire, manage, and terminate consultants and contractors in accordance with policies. Risk Management & Compliance - Identify and mitigate financial, regulatory, operational, and delivery risks - Maintain project risk registers and lead mitigation planning - Ensure compliance with building codes, safety standards, environmental regulations, and funder requirements - Enforce change control processes to protect project scope, schedule, and budget Stakeholder & Team Leadership - Act as the escalation point between leadership and project teams for key issues - Translate organizational priorities into clear direction for consultants and contractors - Prepare clear, decision-ready reports for leadership, boards, and funding partners - Lead, mentor, and support internal project and financial staff - Strengthening organizational capacity in capital planning, financial discipline, and reporting. **What You Bring** - Certification(s) in a skilled trade, (e.g., Carpentry, Plumbing, or Electrical) or a Fourth-Class Power Engineering certificate is highly desirable. - Building Operator Certification (BOC) or a Facility Management Professional (FMP) designation. - Valid HVAC and/or Refrigeration certifications. - Current First Aid, WHMIS, and Fall Protection certifications. - Minimum 5 years of building maintenance, construction, or trades experience (multi-unit residential preferred). - Experience in project management, specifically overseeing suite renovations and capital retrofits. - Strong technical skills in general maintenance, troubleshooting, and minor repairs. - Ability to read drawings, scopes of work, and technical documents. - Demonstrated ability to communicate professionally with contractors, tenants, and internal staff. - Strong organizational and time-management skills; able to balance hands-on work with administrative tasks. - A valid driver’s license and reliable vehicle are required. **Why You’ll Love Working Here** We take care of the people who take care of our community. - Security: Enrolment in the Municipal Pension Plan (MPP). - Wellness: 100% employer-paid extended health, dental, life insurance, and long-term disability. - Work-Life Balance: 4 weeks of annual vacation, plus all BC statutory holidays. - Purpose: The knowledge that your work directly supports housing and social services for the most vulnerable members of our community. **Where you will work and what to expect** - Location: Various housing sites in the Tricities - Hours of work: 35 hours per week, (Flexibility may be required based on operational needs) - Compensation: Starting at $75,000 per year (Commensurate with experience) **Equity & Inclusion** *SHARE recognizes the systemic discrimination that Black, Indigenous, Persons of Colour and many other groups have historically experienced, and continue to face in our society, and in our community.
