With the support of government partners and organizations, Civida builds and renovates numerous projects across its portfolio. Civida is currently launching several major growth projects, each valued between $60 million and $75 million, as well as a portfolio of asset renewal projects in the range of $45 million. About The Role: We are currently looking for two Project Managers to join our team. Reporting to the Senior Project Manager, the Project Manager is responsible for leading successful planning, execution, and completion of renewal, redevelopment, and new construction projects. The Project Manager oversees all phases of the project lifecycle—from early concept and zoning applications to final construction—ensuring alignment with Civida’s Strategic Plan and project goals. This role manages all aspects of project delivery, including design, planning, procurement, budgeting, cost control, scheduling, change and risk management, safety, regulatory compliance, and stakeholder communication. Key Responsibilities include: - Lead planning, design, and construction activities for various types of projects including capital maintenance renewal, suite renewals, redevelopment and new development projects. - Participate in public engagement activities related to site development or redevelopment. - Lead the regulatory and approvals process with consultants and authorities. - Prepare project scopes and procurement strategies for professional services and construction contracts. - Develop and manage comprehensive project plans (scope, schedule, budget, delivery methodology). - Review and validate design drawings and specifications to ensure alignment with project goals and applicable standards. - Prepare tender documents and coordinate with Procurement to administer competitive bidding processes. - Estimate and regularly monitor both hard and soft project costs; track and forecast the budget throughout the project lifecycle. - Conduct regular site inspections to monitor progress, quality, and safety compliance. - Identify and assess project risks; document and implement mitigation strategies with clear ownership. - Report on project progress, risks, and issues to senior leadership and stakeholders. - Coordinate and oversee consultants, contractors, and government/business partners throughout all project phases. - Monitor vendor performance and contract compliance; address any issues as needed - Establish, monitor, and report on project timelines and deliverables, considering impacts on all stakeholders to minimize delays. - Identify and escalate critical issues to prevent impacts to project scope, budget, timeline, or quality. - Manage and reconcile project budgets throughout all stages, including scope changes and approvals. - Coordinate and forecast the cash flow needs for projects. - Analyze and explain budget variances and final cost outcomes. - Champion a robust safety culture on all job sites and within project teams. - Ensure all work complies with occupational health and safety regulations, policies, and best practices. - Conduct or participate in safety inspections and audits, address safety concerns or incidents promptly and proactively, and promote awareness of current safety standards and contribute to the development of safety policies and training. - Assist in providing technical and project information for grant and funding applications - Assist in the preparation of asset renewal strategies, developing reports and asset management plans aligned with Civida’s, Alberta Social Housing Corporation (ASHC), and municipal capital planning objectives Qualifications: - Post-secondary degree or diploma in Construction Management, Civil Engineering, Architecture, or a related field. - PMP, P.Eng., or other relevant certifications considered an asset. - Minimum 5 years of experience managing construction or infrastructure projects with a construction budget of min. $10million. - Planning experience is an asset. - Strong technical knowledge relating to residential construction, property maintenance, preventative maintenance, energy conservation and health and safety. - Strong knowledge of project management principles, building codes, and regulatory processes. - Proven experience working with consultants, contractors, and public stakeholders. - Proficiency in project management software and budgeting tools. - Excellent organizational, communication, and problem-solving skills. - Strong project management skills, including budgeting, scheduling, procurement, and contract administration. - Proficient in interpreting construction drawings, specifications, and technical documents. - Excellent written and verbal communication skills. - Effective stakeholder engagement and relationship-building skills. - Strong problem-solving, decision-making, and conflict resolution abilities. - Knowledge of occupational health and safety regulations and best practices. - Highly organized with strong attention to detail. - Able to work independently while managing multiple priorities and deadlines. - Collaborative team player with a proactive and solution-focused mindset. - Committed to safety, quality, and continuous improvement. - Professional, ethical, and accountable in all interactions. - Adaptable to changing environments and capable of working under pressure.
