Senior Building Manager is one of the first points of contact in the organization. The role is primarily responsible for the oversight of the property and day‑to‑day operations of an assigned property including building operations and capital projects. Senior Building Managers are confident leaders, possessing excellent communication skills with the ability to evaluate economic trends, profitability, and marketing issues. This role requires the ability to work under pressure, handle varied emergency situations, and troubleshoot operational and management problems unique to an assigned area. The role is also responsible for coordinating team members’ work to ensure a superior level of cooperation, service and support is provided to residents,thereby ensuring that Morguard is the preferred landlord of choice.How You’ll Make a Difference

Operations

Manage assigned portfolio of buildings to improve efficiency and reduce operating costs. Conduct inspection of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required on a weekly/daily basis to monitor performance. Identify and discuss possible required renovations/improvements with Property and Regional Manager.Ensure apartment complex is maintained and cleaned in accordance with company standards. Obtain quotes or bids from contractors for repairs, renovations and maintenance. Supervise contractor work to ensure it has been completed and review invoices. Ensure that day‑to‑day operations of the building are carried out (general maintenance and cleaning).Coordinate after‑hours emergencies as required. Understanding of legislation pertaining to the Residential Tenancy Act. Represent company at Landlord Tenant Board hearings as needed. Enforce the terms of lease agreements, such as rent collection, rules and regulations, and following procedures of serving notices to residents.Assist in implementing marketing initiatives and related leasing activities. Management

Support Property and Regional Manager with planning, assigning and directing work of on‑site Team Members (including Building Managers, Assistant Building Managers, Maintenance Associates and Cleaners). Assist with on‑site Team Members’ learning and development, specifically regarding operational procedures.Support Property and Regional Manager in analyzing and resolving operational issues. Initiate or suggest initiatives to keep Team Members motivated and engaged. The Expertise You’ll Bring

Post‑secondary education. Related experience in a multi‑residential property management role. Building/Property Maintenance experience. Basic knowledge of plumbing, electrical, drywall, carpentry, painting, etc. Computer skills (Microsoft Office Suite, Yardi, Email, Internet). Core Competencies

Accurately listen, understand and respond to issues appropriately. Work independently using good judgment. Superior organizational and time‑management skills with ability to multi‑task, prioritize and work under tight timelines. Excellent problem‑solving capabilities. Flexibility to work on‑call on a rotating schedule (evenings&weekends). Excellent communication skills; English proficiency required varies by role.
