Key Objectives - Execute strategic sales plans aimed at maximizing revenue and achieving growth targets. - Lead acquisition of all new sales through a high‑performing sales team. - Negotiate deals within the guidelines established by the VP of Housing and seek approval for deals outside those guidelines. - Cultivate strong relationships with key stakeholders, including realtors and brokers, to expand influence. - Analyze the competitive landscape to continuously develop and refine effective sales strategies. - Analyze market trends, competitor activities, and customer preferences to identify opportunities for growth and develop targeted sales strategies. - Set sales goals and objectives for the sales team and monitor performance to ensure alignment with company objectives. - Recruit, train, and mentor a high‑performing sales team, providing guidance, support, and feedback. - Lead by example, demonstrating effective sales techniques, customer service skills, and professionalism in all interactions. - Monitor and analyze sales performance metrics—conversion rates, average sale price, and sales pipeline—to track progress and identify areas for improvement. - Collaborate with the CRM specialist to train, support, and monitor staff usage, ensuring all leads are captured and effectively managed within the system. - Ensure all new hires complete the entire tacademy training with quarterly refreshers. - Contact customers with below‑average survey scores. - Handle escalated concerns from customers who contact the office past the sales consultant. Key Responsibilities - Conduct comprehensive profit analysis. - Negotiate all sales deals. - Approve and cancel deals within the Newstar system. - Report profit figures to the Sales Coordinator. - Review and sign all necessary documentation. - Provide coaching and support for the sales team. - Visit sales centers weekly to ensure engagement and support. - Develop retail price recommendations for inventory homes. - Recommend specific homes for MLS listings. - Follow up on and address lost sales opportunities. Skill Requirements - Understanding of buyer behaviour and how to approach the sale. - Robust time‑management, organization, and planning skills. - Extensive experience in the residential construction industry. - Solid leadership skills and an ability to develop others. - Driven, focused, and a sense of urgency to meet deadlines. - Ability to manage multiple projects. - Excellent critical thinking and problem‑solving skills. - Exceptional verbal and written communication skills. - Ability to get along with various personality types and play an active role in the team. - Proven success managing a team.
