Tata Communications Redefines Connectivity with Innovation and IntelligenceDriving the next level of intelligence powered by Cloud, Mobility, Internet of Things, Collaboration, Security, Media services and Network services, we at Tata Communications are envisaging a New World of Communications CONTEXT The role of Assistant Manager International Real Estate requires a close collaboration with various departments such as Finance, Legal, Vendor Maintenance, Project Managers, Product Managers, Procurement, Operations team as well as various landlords wherever business is held. The Assistant Manager must understand the main SAP system accounting principles as well as having a demonstrated and established commercial negotiation and/or Real Estate background. The Assistant Manager will also be expected to act as back-up when the Associated Director leading the team is absent. The Assistant Manager will be prime developing all the required EXCEL SQL reports allowing all team members and the management team to have what is need to: - Manage the day-to-day Real Estate activities. - Assist with the timely negotiation and/or renewal of contracts - Assist with the management of accruals & budget outlooks - Assist with cost management related activities - Assist with the creation of the Annual Operating Plan (i.e. AOP) Minimum Qualifications & Experience - Collegial Diploma in Business administration, Legal/Paralegal, Real Estate or equivalent. - Approximatively 5 years of relevant work experience Other Knowledge & Skills - Good knowledge of the real estate business sector and associated requirements including strong analysis of contracts related to modifications and development (MSA, Service orders, renewal orders, negotiations) and ensuring major milestones and critical business elements that may have decision making impact are considered - Knowledge of SAP financial system is an important asset - Strong knowledge of Excel for SQL report creation & data extraction - Ability to sustain pressure/work under tight deadlines. - Autonomy combined with a sense of responsibility and the ability to solve problems. - Ability to negotiate contracts since will be expected to contribute to the contract negotiation activities. - Very good knowledge of spoken and written French and English. - Strong people and communication skills - Excellent organizational skills. - Ability to manage people since will be expected to cover for the team’s Associate Director when absent SUMMARY OF FUNCTIONS - Contract Management: Contributes on new lease agreement, negotiations and renewals directly with our landlords with a view of ensuring all contract milestones are validated to ensure we do not miss critical points that can impact the business for the specific mandates assigned. - Updates SAP/REFX for recent or existing lease agreements. - Invoice Management: The Assistant Manager will ensure that invoices are received and processed for payment in a timely manner and according to our obligations set forth in said lease agreements for key accounts. - Coordinates for necessary approvals as per the Company’s SCM Policy and other related policies. - Deals directly with our Finance group on various topics such as pending approvals, escalations, etc - Tracks key budget control elements as identified by the management team. - Creates reports and keeps up-to-date files in connection with the management of the department. - Contributes to the training of new team members. - Project Manage ad-hoc missions identified by the management team.
