Development Manager Stonehill is a Victoria based residential development firm with a versatile background spanning raw land development and urban infill projects. Today we're executing on smaller scale infill, including single family homes, duplexes, fourplexes, and townhouse projects in neighbourhoods that need more homes. The role We're looking for a Development Manager to own project execution from permit through completion, working directly with the Principal on a portfolio of active townhome and infill projects. The thing that makes this role different from most is how we're structured. Because of our size and setup, we can move fast. There's no bureaucracy to push through. As we build the working relationship and trust, the goal is to give this role real creative freedom, real authority, and real control to direct and run projects with as little oversight as possible. You run your projects. What you'll actually do - Design and refine projects in collaboration with the Principal and the consulting team, shaping product, layout, and finishes to fit the site and the market. - Run projects day to day across tendering, procurement, budgets, schedules, consultant coordination, and contractor relationships. You own the numbers and the timelines. - Manage the consulting team (architects, geotech, civil, interior design, rendering) and keep everyone pointed in the same direction. - Lead permit submissions, resubmissions, and municipal follow ups. Act as the primary point of contact with city staff and manage those relationships professionally to keep files progressing. - Coordinate with site supervision through construction. Catch issues before they become change orders. - Review costs against budget, flag variances early, and contribute to draw requests and partner reporting. Back end financial and administrative support is available now and will scale with project volume as the company grows. - Sit at the table on feasibility for new acquisitions. Your input shapes what we buy next. Who we're looking for - Five plus years of real work in residential development in BC. - You've taken single family, multi family, or townhouse projects through municipal approvals and into construction. - Working knowledge of the BC Building Code, local bylaws, and how the permitting process actually works across various CRD municipalities. - Organized without being rigid. Detail oriented without losing the bigger picture. Comfortable holding consultants and contractors accountable. - Fluent reading drawings, pro formas, and schedules. - Proficient with contemporary project and construction management software. - You thrive in a small team where decisions matter and the feedback loop is short. You don't need a corporate hierarchy to get things done, but you build systems as you go because we're scaling. Where this role goes Stonehill is growing. The Development Manager hired today is the person who helps shape how this company runs as we add headcount and take on more concurrent projects. There is real room to grow with us, into senior development leadership as the team builds out beneath you. We also plan to take on larger multifamily and commercial projects in the coming years, and there is an opportunity for this role to expand into leading those developments as the company grows.
